Why Won't My Garage Door Close All the Way?

If your door rolls down, then suddenly reverses or stops three inches off the floor, the cause is almost always one of six things. Walk through them in this order before paying for a service call.

Misaligned Photo-Eye Sensors

The two small sensors near the floor on either side of the door must point exactly at each other. Bumped vacuum, soccer ball, or shifted bracket = no close. Loosen the wing nut, aim them at each other until both LEDs glow steady, retighten.

Dirty Sensor Lenses

Cobwebs and dust block the infrared beam. Wipe both lenses with a soft cloth.

Close-Force Setting Too Low

On the back of every opener is a 'down force' adjustment screw. If a sensor cable is pinched or the door binds slightly, the opener thinks it hit something and reverses. Increase down force one-eighth turn at a time.

Travel Limit Set Too High

The 'down travel' setting tells the opener where the floor is. If it's set short, the door stops before reaching the seal.

Object Blocking the Path

A tiny pebble, a winter leaf pile, or even ice in colder months can stop the door.

Worn Bottom Seal

If the rubber seal is cracked, the door may be hitting its old position rather than the floor.

Bottom Line

Photo-eye misalignment causes about 70% of these calls. Check the sensor LEDs first.
